Chesterton Humberts Poll of Polls December 2009: Key Findings
- The average price of a residential property in England and Wales was £173,967 in December 2009.
- House prices rose by 0.4 per cent from November, turning the annual rate of change positive, at 2.8 per cent higher than in December 2008. This is the first positive reading since May 2008.
- In London, house prices rose by 0.5 per cent over the month to December, with prices in the capital now 5.2 per cent higher than they were at the end of 2008. This was the steepest annual growth in the UK.
Countries & Regions
- All nine English regions experienced rising house prices over the month to December 2009.
- London and the West Midlands both experienced the largest increases over the month, with prices rising by 0.5 per cent from November.
- In the South East of England and in Yorkshire and the Humber house prices rose by 0.4 per cent.
- Property prices in Wales barely moved during December, and prices in Scotland were flat.
- The value of homes in Northern Ireland declined further over the month (-2.3 per cent).
- Annually, property prices were higher in seven of the twelve countries and regions within the United Kingdom.
- Only in the North East of England, the North West, Yorkshire & Humber, the West Midlands and Northern Ireland are house prices lower than they were at the end of the previous year.
- Prices in London have now advanced by as large a proportion (5.2 per cent) as Scotland over the previous twelve months.
- In Northern Ireland prices are still 7.6 per cent lower than there were in December 2008 while Wales recorded an annual increase of 1.5 per cent.
Top & Bottom of Property Market
- The top 20 per cent of properties by value saw prices increase by 1.5 per cent to over the month to December, continuing the trend of faster growth at the top end of the market.
- The top 20 per cent of properties experienced an annual increase of 8.3 per cent, taking the average price to £358,496.
- Property prices of the bottom fifth rose by 0.3 per cent over the month but remained 1.0 per cent lower than in December 2008, with an average price of £110,428.
